APplications and requirements

Completed applications are processed on first come, first qualified and first served bases.

An email is required for each applicant that is applying:

1. $45.00 Application/Credit/Eviction Check Fee for EACH 18 years or older applying (including co-signers). If the application is not processed, a full refund will be issued lesser of 7 days after tenant selection or 30 days.
2. One completed application for EACH adult 18 years or older that will live in the unit. (including co-signers).
3. Proof of income for EACH adult 18 years or older (including co-signers), 2 most recent pay stubs. If self-employed, copy of most recent tax return. If on a subsidy, a copy of Notice of Action or other proof of benefits required.
4. The combined gross income of all applications must be 2.5 times the monthly rent (with exception of Housing Program Applicants).
5. 4 most recent bank statements (including co-signers).
6. If an individual is on the Housing Program, you must provide your voucher or certificate and complete all requirements. Please verify with an agent that the property in interest participates in the Housing Program.
7. 4 most recent proof/receipts of rent payments at your current residence leading up to your move-in date to our property.
8. Copy of valid government-issued picture identification of EACH adult 18 years or older (including co-signers); Driver’s license, State ID card, passport (US or other county). Enlarge copy of ID, so that it can be easily read.
9. Signed and dated completed application (including co-signers).

Submitting your Application and Fee

Your application may be submitted by any of the following 3 options:

If the property you are applying for has a GGB Properties Resident Manager and you are unable to apply online:

• Please drop off your completed application, along with the required documents and the $45 application fee per adult 18 years or older, to the GGB Properties Resident Manager for the property you are inquiring about.
• The fee must be paid by money order or cash.

 If applying online at www.ggbproperties.com

• Apply online at www.ggbproperties.com. Complete the online application. You will be able to pay your application fee during the online process.
• Email all additional or missing required documents to: info@ggbproperties.com
• Pay application fee online at www.ggbproperties.com
• GGB Properties does not accept 3rd party applications.

 If applying and no GGB Properties Manager is available and you are unable to apply online:

• Shore Business Center. You may drop off your application with the required copies and the application fee of $45 per adult 18 years or older at our drop-off location:

• The application fee must be in the form of a money order, cashier's check, certified funds, or paid online at www.ggbproperties.com. Please note that this is a mailing/drop off location only – no GGB employees are present. Please make sure that all documents are in a sealed envelope addressed to:

Accepted applications

1. The Main Office will contact you to pay the Security Deposit. The Security Deposit holds the apartment or home for you. Until we receive the Security Deposit, the unit/home is not held, and we will continue to process other applicants. The signing of the Rental or Lease Agreement will take place at the apartment or home.

3. For Housing Program Applicants, upon approval of your application, your Voucher or Certificate will be completed and submitted directly to the Housing Authority for your area.
4. All residents 18 years or older must be present at the Rental or Lease Agreement signing w/ ID. No exceptions.
5. All residents 18 years or older will be required to show ID at the signing of the Rental or Lease Agreement.
6. The security deposit and 1st month's rent must be paid by money order or cashier's check. No cash or personal checks will be accepted. Residents may pay by check or online for subsequent month’s rent.
7. Upon payment of the Security Deposit, completion of the Rental or Lease Agreement, and payment of First Month’s Rent, you will receive the keys to your unit, mailbox, garage opener if applicable, etc.

Denied Application

The Main Office will contact you with a brief explanation on why your application was denied.  All applicants will receive a copy of the credit report at no charge, obtained by

GGB Properties.
